FOPA aims to monitor Planning and Listed Building Applications affecting our area, and will consider commenting on any that are contentious. Fortunately that arises relatively rarely here as all the buildings in the Crescent, Square and Palmeira Mansions are covered by Grade 2 or 2* Listing. FOPA is also a member of the Brunswick Town Association which sends a representative to the Conservation Advisory Group.
Currently we have lodged an objection to an Application for a block of four flats at the lower end of St.John’s Road, at the rear of 25-27 Adelaide Crescent. This site is occupied by single storey garages. The three storey proposal is for a continuation of the existing original mews houses southwards in the form of what appear to be four little houses but are actually four flats, the upper being duplex. The design is reasonable, but there will clearly be a problem with reduction of access to daylight and sunlight, particularly in winter, for the basement and ground floors of 24-27 Adelaide Crescent, despite the findings of a submitted Assessment of this. As the block will have a windowless back wall, the sense of deep enclosure will be heightened and unpleasant. Our objection is thus on the grounds of overdevelopment, loss of amenity for the affected residents, and detrimental to the setting of Grade 2* Listed Buildings.
